What is a HUD Home?

A HUD Home is a 1-to-4 residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage.
Housing and Urban Development, HUD becomes the property owner and lists it for sale to recover any loss on the foreclosure claim.

Want to Buy a HUD Home?

Anyone who has the required cash or can qualify for a loan (subject to certain restrictions) may buy a HUD Home.  HUD Homes are initially offered to owner-occupant purchasers ( Properties labeled "EXCLUSIVE" are limited to people who are buying the home as their primary residence). Following the priority period for owner occupants, unsold properties are available or "EXTENDED" to all buyers, including investors. HUD Home Inspection?

HUD doesn't warrant the condition of its properties and won't pay for defects or repairs, they may provide Property Disclosure and Repair Information. Buyers will be responsible for making repairs, every potential homebuyer is advised to get an inspection from a licensed professional home inspector prior to submitting an offer to purchase. Better to find out before submitting an offer, it is worth the added peace of mind. HUD will not make any repairs nor allow the purchaser to complete any repairs prior to closing. A Property Condition Report may be attached to a HUD Home being offered that indicates a test and functionality of systems; usually Generator and Air Compressor are used as well as visual inspection as noted. activate utilities for purposes of the home inspection may be requested from the HUD Field Service Manager after the HUD-9548 sales contract is executed by the seller. HUD Home Financing?

HUD does not provide direct financing to buyers of HUD Homes. Buyers must obtain financing through either their own cash reserves or a mortgage lender. If interested in buying a HUD Home that is in need of repair or modernization, buyers may apply for an FHA 203(k) Rehabilitation Loan. The borrower can get just one mortgage loan, at a long-term fixed (or adjustable) rate, to finance both the acquisition and the rehabilitation of the property. Properties being purchased with FHA insured financing will require a termite inspection and possible treatment.
